

A commercial development, incorporating leasable office space and that would double-up as the Corporate Offices for GIPF in the
Erongo Region, was requested for in the Client’s Brief. The biggest design constraint was the corrosive nature of Swakopmund’s
Climate, which promotes a high maintenance environment. The Urban Context and other successful corner buildings were
studied, guiding the design Concept and Philosophy. The convention was challenged. The Golden Section | Ratio was
implemented as a scaling and proportioning Tool. The structure housing the tower element was opened up into a public receptacle in the form of a glass box. The diagonal, elliptical tower element employed as an elevator shaft is reminiscent of the Steamers that established the town of Swakopmund. This concept is further enhanced by the sweeping staircase, gangways and African Rosewood used.
