MMI HOUSE

A 6 000m² commercial office development that would allow the Client maximum return on their investment was the Brief. It was to be feasible whilst striking in appearance; displaying the integrity and influence of the Client. Economy was the driving factor. The parking structure was placed above ground. The Circulation core was removed from the office plate, the effect is twofold: It freed up valuable office lettable floor area and allowed for a shallow floor depth. The shallow floor depth again permitted the exclusion of costly central air-conditioning. Metropolitan Life Place forms unity through consistency in detail. The application of the Golden Section | Ratio to all elements ensure they are (kept) in proportion to one another. Consistency in the use of materials is also applied throughout. The ‘Block’ with its classically proportioned Facades sit quietly within its family of towers. Buttresses break the solidity of the Facades, creating a pleasant, covered interface with the streetscape.
